
Down Payment Program
Platinum members will be introduced to a legal down payment assistance program that effectively enables you to use equity in the property to pay up to $75,000 of the buyers down payment. This is not a "Gifting" program and should not be compared to the Nehemiah, AmeriDream or Neighborhood Gold "Gift" programs. Conventional loan lenders consider any fee being paid to a non-profit, that provides the home buyer a gift, as a seller concession. Typically, a seller concession can be used to subsidize a buyer's closing costs, but can not be used for the down payment. With the program we use the buyer's lender will consider the buyers down payment as "earned income" even though it's coming from the seller's equity. As a matter of fact, the buyer will even have to pay taxes on it because it is in fact "earned income".

Real Estate Agents that join our program at the Platinum level will have access to the Down Payment Program and the Temporary Seller Finance Program. This means you will have the ability to advertise "Zero Down or Owner Financing Available" for listings where the seller agrees to use these programs to sell faster. Every Realtor knows that this advertisement will multiply the number of buyers interested in the property. And in this market having a system to attract more buyers than your competition is essential.
